Rentroom Case Study: Ambassador Apartments
Ambassador Apartments is a manager of student housing assets in Upstate New York carting to SUNY Genesio students. Ambassador currently manages over 240 beds. Steve and his team have been using Rentroom for over a year.
What other software products did you consider or switch from?
“We used to use QuickBooks and QuickBooks is more of an accounting software. It was modified enough to make it work for property management, but it was very cumbersome and tasks took a lot longer than Rentroom for sure”.
Reasons you picked Rentroom for your property management business
“We switched during the pandemic and during that time frame our leasing process before was face-to-face. Obviously that wasn’t going to cut it if we were going to stay competitive - the best part for us at that time was the fact that we could do leasing and our rental applications remotely.
The students didn't have to come in the office and we didn't have to worry about disinfecting the whole place every 5 minutes when somebody came in. So for us one of the main things was the renting process, [Rentroom] streamlined it greatly.
The payment processing became much simpler. We were using credit card machines before and they of course charge 3%. To provide our customers with online payments for a minimal charge, that was a win-win for us as well.
And of course the added bonus is the communication portal. We definitely get the benefit of sending out bulk texts to either all the tenants or to the specific buildings or apartments.
I know you asked me what the reason was, but there are many reasons. We are definitely pleased with the software.”
Recommendations do you have for others considering using Rentroom
“We just kinda kept blowing it aside, saying “We’re using QuickBooks, been using it for 20 years…it’s great”.
Rentroom worked with me to make sure I understood it properly, so that I gave it a fair shake. I put in some trial tenants to see how it would work and I was blown away by how easy it worked and how seamless it would be for us to transition over to Rentroom.
It was so easy, because it was as if they designed the software with me in mind. It couldn't have been any different if I sat there and said this is the software package that I need for my property management solutions. And they said, OK, we have this covered for you.
